Owemanco (Ontario Wealth Management Corporation) is a private mortgage fund offering bridge loans secured by investment property throughout the United States and Canada. The firm was founded in 2001 and is based in Toronto. In 2010 we expanded their operations into the United States. As a “hands-on” direct private lender we possess a unique expertise at analyzing and solving complex and time-sensitive real estate financing transactions. We are guided by the philosophy that a good loan is one that benefits all parties, allowing borrowers to achieve their goals, whether it is an acquisition, expansion, development or a solution to a short-term cash flow deficiency. Here are some of our guidelines:

  • Lending Area: United States and Canada (urban areas)
  • Loan Size: $500,000 to $10,000,000 (will consider lower amounts in Chicago, NYC and Ontario)
  • Property Types: Multifamily, Industrial, Retail, Office, Hospitality, Residential 1-4 Units
  • Loan-to-Value (LTV): up to 65%
  • Loan-to-Cost (LTC): up to 65% of purchase price
  • Loan Position: 1st only (will consider 2nd position as additional collateral)
  • Interest Rates: 7% to 9% – varies based on risk and structure
  • Fees: 1.5 to 2.5 points
  • Loan Term: 1 to 2 years – additional 1 year extension possible

Owemanco’s Underwriting & Approval Process:

  1. Owemanco receives loan request and details via phone and email
  2. Underwriter sends preliminary term sheet to borrower or broker via email
  3. Upon acceptance Owemanco will schedule a site visit
  4. Borrower pays travel expenses for site visit, approximately $1,500 – $3,000
  5. Owemanco staff inspects property and meets borrower
  6. Owemanco sends LOI and agreement to borrower or broker
  7. Upon execution Owemanco receives deposit
  8. Owemanco completes due diligence, legal and loan processing
