Civic Financial Services Lending Guidelines

Civic Financial Services is a direct private money lending company specializing in the financing of non-owner occupied residential investment properties. We use our own capital and make all the decisions in-house, so we have the ability to fund fast and provide capital to real estate investors that seek to fix-and-flip or buy-to-rent as a strategy. In addition to property acquisitions, we provide refinance and cash-out bridge loans for residential investment properties. At Civic Financial, you get flexibility and speed, not red tape and committees. Bottom line: if your strategy is sound and your property has potential, we’ll find a way to make your loan work — without the drama and without the runaround. Here are some of our lending guidelines:

  • Lending Area: AZ, CA, CO, FL, GA, HI, NC, NV, OR, SC, TN, TX, UT, WA
  • Loan Size: $100,000 to $5,000,000
  • Loan Types: Purchase, Refinance, Equity Cash Out, Bridge Loans
  • Property Types: Non-Owner Occupied Single Family Home, Condo, 2-4 Units, Multifamily
  • Loan-to-Value (LTV): up to 80%*
  • Loan-to-Cost (LTC): up to 90% of purchase price, up to 100% of rehab costs (may vary depending on investor experience)
  • Loan Term: 1 year, 2 years, or 4 years (see details below)
  • Lien Position: 1st Trust Deed only
  • Interest Rates: 8.5% to 10.5%
  • Origination Fees: 2.0 to 2.5 points*
  • Processing Fee: $1,495 (includes processing and valuation for one property, paid at closing)
  • Prepayment Penalty: 4 to 12 months (depending on loan term)
  • Time To Close: 5 to 10 days
  • Recourse: Partial Recourse
  • Reserve Requirement: Borrower to have 4 months interest payment reserves, down payment, closing costs, rehab funds

Loan Term for Single Asset Loans

  • 1-Year Loan Term
    8.5% to 10.5%
    Interest Only payments for a 12 month term with balloon payment due at end of term. This is a great program for the investors that Fix and Flip properties quickly. The loan has a minimum period of 4 months interest payments.
  • 2-Year Loan Term
    8.5% to 10.5%
    A two-year term gives you the flexibility to fix & flip, buy & hold, engage in an extended rehab, or even qualify for a conforming loan down the road.
  • 4-Year Loan Term
    8.5% to 10.5%
    Interest Only payments for 48 month term with balloon payment due at end of term. The loan has a minimum period of 24 months interest payments. This is a great loan program for investors seeking a longer term, buy and hold strategy and cannot obtain traditional mortgage financing.

Line of Credit Program

Civic Financial Services offers a line of credit program to active real estate investors who have an existing portfolio of residential properties which would be used as collateral to acquire additional investment properties. Here are some of our lending guidelines:

  • Property Location: AZ, CA, CO, FL, GA, HI, NV, OR, TX, WA
  • Loan Size: $500,000 to $5,000,000
  • Loan Types: Purchase, Refinance,
  • Property Types: Non-Owner Occupied Single Family Home, Condo, 2-4 Units, Multifamily
  • Loan-to-Value (LTV): up to 75%*
  • Loan-to-Cost (LTC): up to 80%
  • Loan Term: 24 months (1 year revolving to use and 1 year to pay back)
  • Lien Position: 1st Trust Deed only
  • Interest Rates: 9.5%
  • Origination Fees: 1% set up and 1% advance (1% advance after revolvement)
  • Processing Fee: $1,495 (includes processing and valuation for one property, paid at closing)
  • Time To Close: 5 to 10 days
  • Recourse: Full Recourse
  • No Prepayment Penalty
  • Brokers Welcome

* Lender points subject to change. If FICO less than 640, + .50% to rate. 12-month bridge loan: +.50 point to waive pre-payment penalty. Lender feee includes valuation for one property. No formal appraisal required for properties under $1,500,000. Lender fee subject to change for multiple/cross-collateralized properties.
