2.) Bridge (Residential and Commercial Real Estate)
– Up to 75% LTV
– 9.50% interest rate min

– 6~24 month terms

– $150k min loan amount
– $1795-$2500 doc fee (covers legal, credit, flood, etc – but not appraisal)
3.) Perm Residential “DSCR” Rental
– Up to 80% Purchase or 75% LTV refi (Short Term Rentals (STR), Airbnbs, VRBOs allowed!)
– 6.75% interest rate min
– 1.5% origination min
– 30 year fixed term
– 5 or 3 year prepay penalty (5,4,3,2,1% or 6 month fee structure)
– 15 day closings min
– DSCR > 1.0
– $100k min loan amount ($2500 min origination)
– $1795-$2500 doc fee (covers legal, credit, flood, etc – but not appraisal)
4.) Development / New Construction
– Up to 85% LTC
– 9.99% min interest – as disbursed
– Residential, commercial, vertical construction only, plans must be approved
– 12~24 month terms
– 5~15 day closings
– Experience required
– $250k min loan amount
– 3 completed construction projects required
– Strong liquidity and financials required
– $2500-$5000 doc fee (covers legal, credit, flood, budget review, etc – but not appraisal)
