Tax Return Income:  Many high-net-worth individuals have complicated tax returns, so it’s not always easy to determine what their “income” is.  We have gotten loans closed where our borrowers had gone to several other bankers/brokers previously and were turned down.  We were able to review and simplify the tax return income and worked with senior underwriters to get loans approved and closed!

Bank Statement Income: We can use Self-Employed Borrowers’ business and/or personal bank statements to document the income needed to qualify for a loan. Bank Statement Programs typically ask for 3, 6, 12 or 24 months of bank statements.  The longer the income period you can document up to two years, the better the resulting rate.  There are many Bank Statement Loan Programs

Foreign National Loans: Are available and will depend on the type of visa you have, the income you can document, and if we can produce some sort of credit report.

Unique Properties:  We can provide loans for rural, equestrian, high acreages and even working farms and ranches.

Bridge Loans:  Are typically available for less than one year.  It is important to have an exit strategy from the bridge loan, i.e., selling the property or having a clear plan to qualify for long-term financing.

Reverse Mortgages: Reverse Mortgages are available in many situations for Seniors and do not require any repayment of the loan until one year after the youngest borrower has left the property.  Some programs now qualify seniors as low as 55 years old.

Credit Issues:  We are able to review your credit report to see if we can find some commonsense ways to improve your credit score, resulting in a better loan!

Construction Loans:  We are able to provide financing for owner occupied construction loans.

Mixed Use Property: Includes a Residential and a Commercial Component.  Often one of the most difficult type of loans to close, we have sources that will lend on Mixed Use Properties.

High Loan-to-Value for Refi or Purchase: We have FHA and other loan programs that will go to 96.5%.  Some of them will also accept low credit scores.

VA Loans:  We offer a wide range of loans for active duty or retired Veterans.  These include purchases, refinances (including the IRRRL streamlined refi), and loan amounts as high as $3,000,000.

Jumbo loans: We offer a wide variety of jumbo loans, which are typically larger loan amounts. We can offer great rates to A paper borrowers and also those in other categories.  That includes bank statement income, credit issues, and higher LTV.
