Greenbriar is a direct lender so there is no waiting for investors or requirement of third party approval. Our loans do not have any prepayment penalties, junk fees or interest guarantee. We don’t require appraisals for most of the loans we fund.

We are most aggressive on LTV with flip and other short term transactions (6 month term). 80% LTV in good areas with a good purchase price. Less in bad areas or if overpaying. We are least aggressive on LTV with longer term deals (24 month term). On long term deals, expect 65% LTV in good areas and less in bad areas. Typical time to make loan documents once we have everything from the borrower and title company is the next business day.
