Borrower must have 50% cash down for a purchase. For a cash out, our loan amount will max out at 50% of appraised value in urban areas. We will consider suburban and rural areas at a lower LTV.

We offer 2nd mortgages only for a refinance or equity cash out. It's not available for purchase transactions. The maximum combined loan-to-value is 50%. For example, on a property worth $1M which has a 1st mortgage of $300K, we will lend up to $200K in 2nd lien position.
We fund up to 65% of the purchase price (not the perceived value). We are OK with seller financing in 2nd position, but the borrower still needs to contribute at least 20% cash to the purchase.
