Transparent Pricing for Long-Term Rental Loans
Every single investor at Lendai gets the same price with full transparency and no hidden fees. We only charge a 2% Origination Fee (points) which covers all fees related to processing, underwriting, and originating your loan.Prior to funding, Lendai only requests you pay for the Appraisal Report, which will be paid directly to the appraisal company.
Discount Points Option
In exchange for a higher, one time and up front fee, Discount Points lower your interest rate and your monthly payment . Over the course of a 30-year loan, these Discount Points can save the borrower a significant amount of money. The Discount Points are totally optional for the borrower.
Each discount point paid lowers your interest rate by 25 basis points (0.25%) for the entire 30-year duration of the loan. The more points you have, the more you save on your loan payments throughout the loan term. Buying discount points is best suited for investors who intend to hold the property for a long period of time.
Discount Points Example
Assuming a $500,000 loan amount for a 30-year loan term:
- 0 discount points = $0 for the base interest rate of 7.25%
- 1 discount point = $5,000 to get an interest rate of 7.00%
- 2 discount points = $10,000 to get an interest rate of 6.75%
- 3 discount points = $15,000 to get an interest rate of 6.50%
- 4 discount points = $40,000 to get an interest rate of 6.25%
