Underwriting
RPIP takes a two-step approach when underwriting lending opportunities:
- RPIP conducts an internal valuation analysis to determine property values and profitability by running through multiple comparable scenarios
- Once approved internally, RPIP orders a Richer Values valuation report- an innovative 3rd party valuation group that utilizes AI to deliver the fastest, most advanced way to analyze residential property
Portfolio Management
Once renovation progress has been made, borrowers can request a construction draw. RPIP utilizes an inspection to review and produce a report confirming completed progress and project feasibility.
RPIP is committed to a quick turnaround time and will engage inspectors depending on fastest turnover time.
Sponsorship Criteria
Quality borrowers should have the experience and financial resources to perform with respect to the underlying loan collateral.
RPIP takes an in-depth look at the borrower’s experience and execution in fix and flipping properties inc. level of work, profitability, and value creation.
RPIP pulls a soft credit report. This includes your credit score, loans, and lines of credit as well as their payment history and any collections accounts, tax liens, or other public records in the borrower’s name. A minimum credit score of 600 is required to apply.
