- Loan-to-Purchase Price up to 70% – borrower must have 30%+ down payment

- Primary and Secondary markets only – NO rural areas
- Loan term is typically up to 2 years, and we can offer a 1-year extension

Depends on the size of the transaction, typically $30K - $40K. This is not a profit center for us. The funds cover our underwriting fee ($10K), processing fee ($10K), third party costs, and our site visit. One person from our company will make a trip to walk the property. If we have to back out of a deal, it's typically because the borrower failed to disclose something important. Regardless of the reason, if we don't end up funding a deal, we refund the unused deposit money.
