S&L Capital Group is not backed by institutional capital which gives us the ability to truly take a common sense approach when underwriting/funding deals.  We are less credit driven and more asset based in our Underwriting approach.  The Company has a strong appetite for the follow asset types and loan structures:

SFR, 2-4 Units: Acquisition Bridge, Refinance Bridge, Cash out refinance, Fix and Flip

Multifamily:  Acquisition Bridge, Refinance Bridge, Cash out Refinance, Value Add

Industrial Warehouse: Acquisition Bridge, Refinance Bridge, Cash out Refinance

Though appraisals are preferred, we have the ability to close our loans with no appraisal which allows us to truly replicate those all cash offers and avoid the bottlenecks currently present in dealing with AMC’s and Appraisers.  We do allow for junior financing which allows our borrower’s to reduce their cash to close on their value add investments.

We originate, process, underwrite and close all of our loans in house which allows us to eliminate many common delays in the funding process.

Please note: we do not offer loans for owner-occupied homes.

Underwriting Fee

This fee is paid through the close of Escrow subsequent to funding.

Inspection Fee

In some instances, a BPO can be received in lieu of an appraisal. If we are to waive the appraisal, we will need to have an inspector walk the property in order to document its current condition. This fee will either be paid directly to the inspector at the time of the inspection, or through the close of Escrow.

Renovation Construction Draw Fee

There is no set up fee and inspections for each draw range from $125-$275. These fees are paid to 3rd parties performing the services.
