Soviero Capital is a direct hard money lender offering asset-based loans secured by real estate in select states. We make our decisions in-house among the 3 family principals of Soviero Capital and will typically provide a commitment the same day. We are extremely flexible in our terms and guidelines where we can obtain a satisfactory risk profile in exchange for deviating from our stated guidelines. We have assisted hundreds of borrower in obtaining their financing objectives.

- 65% Loan-to-Value is our maximum leverage
- 35%+ down payment required for purchase loans
- No Credit Check – we are not concerned about credit scores
- Loan terms up to 3 years
- 6 months minimum interest (prepayment penalty)
- We can cross-collateralize with other properties
- Owner-occupied homes OK if loan is a refinance with cash out funds to be used for a business purpose (Florida only)

1Site Visit Fee
We will usually require a personal visit to each property we loan on. Our site visit fee is reimbursement of our costs. We will refund the site visit fee if we do not make the loan unless there was a misrepresentation by the Borrower.
Documents Fee
Our Document Review Fee is $750
Legal Fee
The Borrower will be responsible for all of our legal fees incurred in the loan transaction. For most loans this will not exceed $3,000.
Inspection Fee
We may require a professional inspection report on the collateral, in which case we would require the Borrower to pay this amount up-front directly to the inspector.
Title Fee
All title review and title insurance costs and fees will be paid by the Borrower.
Appraisal Fee
We will require an appraisal in most cases and the fee will be paid by the borrower directly to the appraiser.
Environmental Report Fee
If there is a question about the existing or prior environmental impact of any uses of the property we will require at a minimum, a phase I environmental report.
Renovation Construction Draw Fee
$Our draw fee is $1,000 per draw plus any on site inspection costs incurred.
