The 85% LTV/LTC program is for experienced clients only. An Experienced Client must meet all three of these criteria:
- Has a total of 3 points in the past 36 months. Each “Fix and Flip” is considered one point.
Each “Rental” is considered 0.5 (half) a point. You can use any combination of “Fix and flips” and “Rentals” to create a total of 3 points.
For example: 3 flips = 3 points. 1 flip and 4 rentals = 3 points. - All guarantors must have a credit score of over 600.
- Borrower’s bank account must reflect funds equal to the following:
- Closing cost
- Down payment
- 4 months of interest reserve
