Red Rock Capital makes loans that most other companies can’t or won’t on 1-4 unit residential investment real estate. Our seasoned professional provide timely responses and realistic loan offers for investment real estate owners around the country. We specialize in renovation, new construction, and bridge loans in 40+ states. We are a direct fund that manages loan servicing for all our borrowers. Here are some of our guidelines:

  • Loan Amounts: $75,000 to $3,000,000
    Minimum Property Value: $100,000
  • Lending Areas: Nationwide except AZ, CA, NV, OR, UT, ND, SD, MN, VT
  • Loan Types: Purchase, Refinance, Equity Cash Out, Rehab Fix & Flip, New Construction (no land development)
  • Property Types: Non-Owner Occupied Residential – Single Family Home, Condo, 2-4 Units
  • LTV (loan-to-value): up to 75%
  • LTC (loan-to-cost): up to 90%
  • Interest Rates: 10% to 14%
  • Origination Fee: 2 to 5 points
  • Loan Term: 6 to 24 months (loan extensions permitted case-by-case)
  • Lien Position: 1st only
  • Closing Costs: Standard third party costs apply such as title, appraisal, and legal
  • Non-recourse loans for self-directed IRA’s
  • Interest Only Payments
  • Quick Closings

Origination Fee amount varies depending on property quality, property location, borrower credit worthiness, loan amount, loan term.
