Flagstaff Private Money Lenders

Seeking a private money loan secured by real estate in Flagstaff, AZ? This page features a curated list of direct private money lending companies offering fast funding for a property purchase, refinance, or equity cash out in 1st or 2nd lien position. Private mortgages are typically short-term, ranging from 6 to 36 months, and are primarily asset-based, focusing on the property’s equity. Most lenders require a minimum of 30% equity, with loan-to-value (LTV) ratios between 60% and 70%. While interest rates and fees are higher than those of traditional bank loans, private money loans fund faster, with fewer requirements and less documentation. It's mostly for investment properties, but state laws enable some lenders to use a borrower's primary residence as collateral, if the loan is for a business purpose.
