These stats are the average of 435 short-term loans (including bridge, rehab, and ground-up construction) funded for investment properties in Texas between April 1, 2024 and June 30, 2024 by multiple bridge lenders that use Lightning Docs as their preferred software provider to prepare loan documents.

Dallas Fort Worth 
The average interest rate for DFW bridge loans in the 2nd quarter of 2024 was 11.15%. The average loan amount was $432,896. Of the 119 total loans in the 3-month period, 78 were secured by properties in Dallas County, 28 in Tarrant County, and 13 in Collin County.

Houston 
The average interest rate for Houston bridge loans in the 2nd quarter of 2024 was 10.62%. The average loan amount was $461,825. Of the 74 total loans in the 3-month period, 65 were secured by properties in Harris County and 9 in Montgomery County.

Austin
The average interest rate for Austin bridge loans in the 2nd quarter of 2024 was 10.87%. The average loan amount was $462,209. Of the 51 total loans in the 3-month period, 42 were secured by properties in Travis County and 9 in Williamson County.

San Antonio
The average interest rate for San Antonio bridge loans in the 2nd quarter of 2024 was 10.86%. The average loan amount was $252,198. The averages are derived from 58 loans secured by properties in Bexar County.
