Royal Development is a direct hard money lender which offers fast funding to real estate investors. We fund property acquisition and refinance loans up to 70% loan-to-value. Here are some of our lending guidelines:
- Loan Amounts: $50,000 to $3,500,000
- Lending Areas: Nationwide
- Loan Types: Purchase, Refinance, Bridge Loan, Equity Cash Out, Rehab, Construction
- Property Types: Single Family Residences, Condos, Apartments, Townhomes, Warehouses, Office Buildings, Mixed Use
- LTV (loan-to-value): up to 70% for purchase, up to 65% for refinance
- Interest Rates: 7.25% to 12%
- Origination Fee: 2.5 to 3.5 points
- Loan Term: 6 to 24 months
- Lien Position: 1st
- Payments: Interest Only
- Not FICO Score Driven
- No Prepayment Penalty
- Can Cross Collateralize to Maximize Loan Amount
- Will Lend to all business entities
