Maygan’s firm, Certified Financial Services, has been providing private money loans for almost 30 years. As an individual direct private lender, they do not have the same lending restrictions as a private investor fund, allowing them to consider a wider variety of loan requests including raw land, rural locations, and 2nd position loans. They specialize in land development hard money loans, but they will fund acquisition and cash out bridge loans for all types of businesses. Typically, they can fund within 1 week with minimal paperwork. No credit is required, but the loan must be secured with real estate equity and must be a business purpose loan. Lending decision is based primarily on the collateral and plan for repayment. Rates depend on the quality of the collateral, security position, and strength or weakness of the borrower. Here are some of their guidelines:
Certified Financial Services, established in 1985, is a direct private lender based in the Seattle metro area. We have a different outlook than traditional lending institutions. With our background in real estate and construction, we can better understand your project. And, since we are a private money lender we have flexibility that other lenders do not have. We have been in the lending business for over 30 years and will work with you to find a creative solution to your lending needs.
