In July 2016, Rubicon Mortgage Fund provided a $1.1MM private money loan for the acquisition of a single family residential property in the Noe Valley neighborhood of San Francisco. The purchase price was $1,900,000. The Borrower put down $800,000 in cash, and Rubicon funded the remaining 58%. The subject property is only 870 square feet with 2 bedrooms, but it’s located in one of the hottest areas of SF and has amazing views. The San Francisco house is market is very competitive, with most property sales receiving multiple offers. Rubicon was able to quickly fund the purchase within the 9-day time frame. The Borrower plans to do renovate/upgrade the property and resell for a profit. The loan term is 2 years, but our private money loan loan will likely be paid off sooner.
