Option 1: Create a Loan Request & Invite Lenders

  • Provide details about your client’s loan request by filling out a short questionnaire
  • Save the information to your account, or continue as a guest
  • Browse our directory of lenders
  • View each lender’s profile to learn about their lending guidelines, background information, and more
  • Invite select lenders to view your Loan Request
  • Lenders will review the details and indicate if interested or not
  • Use our messaging system for the initial communication; go direct when you’re ready
  • Work with a lender directly to close your loan
  • Invite as many lenders at you’d like

This self-service option is an efficient process that will save you lots of time. Our questionnaire will answer questions which most lenders would ask you in order to determine if they can potentially fund your loan. If you contact lenders one-by-one, you’d be answering the same questions over and over again. And some lenders will require you to fill out a similar questionnaire on their websites.

 

Option 2: Create a Loan Request & Get Recommendations

  • Provide details about your loan request by filling out a short questionnaire
  • Save the information to your account
  • Click a button to request recommendations from us
  • One of our loan professionals will view your Loan Request
  • We will invite a few select lenders to view your Loan Request
  • Lenders will review the information and indicate if interested or not
  • Use our messaging system for the initial communication; go direct when you’re ready
  • Work with a lender directly to close your loan
  • We’ll follow up to confirm you had a good experience with the lenders

Requesting recommendations from Private Lender Link will save you even more time by leveraging our knowledge, relationships and database. We know all the lenders guidelines, and in some cases, we’ll connect you with unique lenders in our network that don’t have a public listing on the site. We typically invite two to four lenders at a time to view your loan request. If none are a good fit, just tell us why so we can adjust our parameters internally to provide more options.

 

Option 3: Browse & Contact

  • Browse our directory of lenders. Simply select a loan type, then enter a state or metro area.
  • View each lender’s profile to learn about their lending guidelines, background information, and more
  • Contact each lender directly by phone, email form, or visit their websites
  • Contact as many lenders at you’d like

We feel that our “Create a Loan Request” experience is the most efficient way to connect with lenders, but we understand that some brokers prefer to just call or email lenders one-by-one. Our platform is flexible and offers options to connect with lenders however you prefer.

And some brokers have concerns about putting all their deal information on a website. However, we would not share your information with lenders unless you request lender recommendations, and even then, we would share it with only a few lenders that we feel could be a good fit. We would never “blast” out your information to a large number of lenders.

 

What is the cost for using this platform?

Mortgage lenders pay a monthly advertising fee to be listed on PrivateLenderLink.com, so there is no cost for you to browse and contact lenders. Even when you invite lenders to view your loan request, there is no cost.

Only when you use our Recommendations Service (Option 2), the lender that funds your loan may pay us a success fee after closing. This could be a flat fee, but in most cases, it’s a percentage of the lender’s origination fee (points). The fee amount we charge lenders for broker-represented loans is typically 25 basis points (0.25% of the loan amount), but in some cases it’s 10% to 25% of the lender’s origination fee. The fee percentage varies based on the agreement we have with each lender. Some lenders will increase their points to cover our fee while others do not.

We never receive a success fee for consumer-purpose mortgages, or for loans secured by properties in certain states that require us to have a broker license, including Arizona, Nevada, Oregon, and a few others. At this time, we are only licensed in California. Most states around the country do not require a broker license for business-purpose mortgages.
