We offer a unique loan consulting service for residents of the San Francisco Bay Area who are seeking private and alternative financing solutions. Our customers include real estate investors, homeowners, small business owners, realtors, and even mortgage brokers who are seeking alternatives for loan requests that either don’t qualify for conventional lending, or loans that just need to close within a short time frame. Private financing is commonly known as private money, hard money, or bridge lending.
It’s mostly for real estate but could also be obtained for small business working capital. The loan amounts range from $50,000 to $20,000,000. Some scenarios for private mortgage lending include:

- After gathering some additional information, we’ll immediately determine all the financing options available to you

Option #1 – Lender Recommendations
We’ll provide a short list of select lenders that may be a fit, and we’ll introduce you to each of them. You would then communicate and work with the lender directly to obtain quotes, and you decide which loan may be the best option for you. While we would not stay involved in the loan process, we are available if you have any questions or concerns. And if you need additional recommendations, we will gladly provide them.
The fee for our recommendations service is typically a referral fee paid by the lender after the loan is funded. The fee agreements we have with each lender may vary, but we always strive to be transparent about our compensation. For investment or business purpose mortgages, Private Lender Link’s fee typically ranges from one quarter (0.25%) to one half of one percent (0.50%) of the loan amount. For small business loans and other alternatives, the percentage may be higher, or it could be a set dollar amount. In some cases, we don’t receive any fee at all, particularly for consumer purpose mortgages. And we never charge an upfront fee.
Our recommendations service is available to everyone, including loan brokers who need to know which lenders can fund unique loan scenarios for their clients.
Option #2 – Loan Brokering
While our Recommendations service is more of a self-service option, Loan Brokering is a full-service option offered for certain loan types. With this service, Private Lender Link will represent you as an exclusive broker and take you through the entire loan process. Once we have your loan application and supporting documents, we’ll build a complete loan package to present to multiple lenders. After receiving quotes or term sheets from lenders, we’ll help you evaluate each option so you can make an informed decision. We’ll communicate with the lender on your behalf and will stay involved throughout the entire process.
Our broker fee will always be disclosed in advance. For investment and business purpose mortgages, the typical broker fee is one percent (1%) of the loan amount, and there may be a minimum fee amount. For small business loans and other alternatives, the percentage may be higher than one percent. Private Lender Link’s broker fee is typically added to the loan amount and paid at the time of funding, or shortly after.
We never collect an upfront or advance fee for our loan brokering service.
Seeking a private loan is not an easy task. While there are many online resources to find lenders, there are so many unique aspects to private lending you’ll need to learn which will make it difficult for you to choose the right lender.

Since our inception in 2010, we’ve built a substantial database of private lenders with all of their lending guidelines. We vet the lenders to the best of our ability to make sure they are reputable. Our CEO travels once a month on average to attend industry conferences to I meet lenders in person and get insights about their company and loan programs.
