Individual Trust Deed Investor for California Real Estate
The Brookline Group (Michael Klemens) offers business purpose loans to real estate investors in all counties throughout California as an investment for its own account. Loan-to-value ratios are very conservative but most loans do not require an appraisal.
- Lending Areas: California only (most counties)
- Loan Amount: $30,000 to $1,000,000
- Interest Rates: 8% to 12.5%
- Origination Points: No points charged for deals procured by licensed broker
- Loan Types: Purchase, Refinance, Equity Cash Out (no rehab or construction)
- Loan-to-Value: Up to 55%
- Up to 25% for Vacant Land
- Loan-to-Purchase Price: Up to 60%
- Residential Property Types: SFR, Condo, 2-4 Units, Land
- Commercial Property Types: Multifamily, Office, Retail, Industrial, Motel, Mobile Home Park, Land
- Lien Position: 1st, 2nd, 3rd
- Loan Term: 6 to 60 months
- Prepayment Penalty: 3 months minimum interest
- Personal Guarantee: Required in most cases, but exception may be made
- Appraisal: Not typically required unless we are unable to determine value in-house
- Service Released – We service our portfolio of loans
- Whole Loans Only – no fractional loans
The Brookline Group is a real estate broker licensed by the California Department of Real Estate, DRE Broker Lic. 00490982. Therefore, we do sometimes work directly with borrowers, and in those cases we charge origination points. However, most of our loans are sourced by brokers, and we do not charge points when the loan is originated by licensed mortgage broker or lender.
