Our main qualifications are DSCR and a minimum 680 FICO credit score. No tax returns required, and we don't need borrower income or employment verification. We will lend to foreign nationals, permanent resident aliens and domestic LLC's. Our long-term rental program is for investor/business-purpose single family rental properties (1-4 units). We consider vacant properties and short-term rentals (lower LTV). We offer a Fixed Rate Program (30 years fully amortized) and an Adjustable Rate Program: 5/1 or 7/1 fully amortized over 30 years. Standard pre-payment penalty is 3 years (3-2-1% declining prepayment); Borrower has buydown option to 1 or 2 year pre-pay penalty. Required Borrower Reserves: 6 months PITIA, additional reserves required for multi-property loans or additional properties in the guarantor’s credit report not to exceed 12 months PITIA; cash out refinance proceeds can be used to satisfy reserves. Standard property, title, general liability, and 6 month rent loss insurance required. Personal guarantee required.
