*In order to get 100% financing for rehab projects, investors must have experience and a 650+ FICO score. Otherwise, we would require a 10-15% cash down payment for the purchase.

We primarily lend on residential investment properties (1-4 units) but will consider some multifamily and commercial real estate.

We'll fund up to 90% of the purchase price and 100% of the rehab costs, so long as the loan-to-after-repair value doesn't exceed 70%. Borrower will need to have cash reserves plus cash to pay the origination points and closing costs at closing. We will consider investors with no rehab experience, but they would have to contribute a minimum of 10-15% cash to the purchase and have additional cash reserves.

For construction projects, we will not participate in the land acquisition. The land must be owned free-and-clear. Borrowers need to contribute a minimum of 25% to the project. If the land value does not amount to 25% of the project, Borrower will need to cover the difference with cash. We will lend to new builders, but they would need to contribute a minimum of 30% to the projects and have additional cash reserves. We also consider construction completion refinance loans, but it can get messy with making sure title is clean and getting lien releases. Therefore, we prefer to buy the previous note so we don’t have to worry about the title issues.

For time-sensitive deals, we can order the appraisal to be done after funding the loan. We can do our own in-house valuation to make a quick decision in order to fund, but an appraisal must be done at some point. Many loans only require a desktop appraisal, while others will require a full appraisal with site visit.
