First Bridge Lending, established in 2012, is a direct private lending firm focused on CRE bridge loans in 4 Western States. Our organizational structure and streamlined process make it possible for qualifying loans to close within a few days. We have complete discretion over our funds, produce our own loan documents, and do all our underwriting and servicing in house. Our ability to move quickly and manage loans through their life cycle sets us apart from other lenders.
- Mortgage Fund Structure – We have full discretion over our capital, free from the external influences. We do not sell our loans.
- Front-Line Credit – The principals of our firm collaborate to approve each deal, providing our clients with meaningful feedback from the onset.
- In-House Appraisal – We don’t require a formal appraisal. One of our principals will do the site visit.
We provide bridge financing secured by core commercial properties: Multifamily, Industrial, Retail, Self Storage, Mobile Home Parks, and other properties that don’t have a business component. For examples, we do NOT lend on hotels, gas stations, assisted living facilities, etc. And we do not lend on office buildings, unless the loan-to-value is under 30%.
