If you’ve had credit issues, then you’re in good company. There are a lot of people that have had all kinds of credit challenges for all kinds of reasons. But there are all kinds of mortgage products for all kinds of challenges.
Non-Prime:
These types of loans programs may be higher in rates and fees than a typical Fannie Mae type loan, but they also have credit guidelines for borrowers with challenged credit scores or credit payment histories. And purchase loans typically require at least 10% as a down-payment. But it’s good to have options.
FHA
These kinds of loans are for a primary residence, and 1 – 4 unit properties. And they also have loan limits based on the county the property is located in. But they have some of the lowest down payment programs. They cost a little bit more than Fannie Mae type loans because they also charge a Mortgage Insurance Premium. But they are also a good option to have.
Income Challenges
There are lots of reasons that borrowers may not have the income documentation needed for a loan. And there are programs out there that can help with that.
12-month bank statements may be used to verify income for self-employed.
- This not Traditional documentation can be used instead of providing Income taxes and paystubs.
- Points and Fees are higher than Traditional documentation but it’s a good option to have.
