PIM Rapid Lending is a small balance CRE lender offering short-term bridge loans secured by commercial real estate in 19+ states. We manage a debt fund, so the loans are typically funded from our balance sheet and held through maturity. The principals of PIM Rapid have over a decade of experience in commercial real estate and bridge financing. We are a small firm and can get creative with deals by allowing cross collateral or seller financing.

We prefer deals where the borrower is contributing a 35% cash down payment, but we are glad to cross collateralize with other investment properties that have sufficient equity. We will consider seller financing in 2nd position if the borrower is contributing at least 15% cash to the deal, but we will underwrite the borrower's financials.
