- Are the Raymond C. Green Companies seeking an equity position in my property?
Definitely not. We are strictly lenders who do not seek an equity position in your venture. Your property is yours and you control it.
- On what basis do the Raymond C. Green Companies make loans?
We define credit worthiness in terms different from the banks. We place emphasis on the value of the collateral rather than your financial history as it may appear on paper. For us, credit worthiness is a concept not etched in stone; we believe in flexibility and the concept of creative financing.
- What are the terms of your loans?
Our loans are designed for the short term (4 months to a year). However, we write the majority of our loans for up to 3 years as we know some projects take longer than others and our borrowers don’t need the added pressure of being forced to pay extension fees or refinance within 6 – 8 months.
- What can the Raymond C. Green Companies Offer?
First and foremost, personal service. You are not a nameless face; your needs and concerns are our needs and concerns. Secondly, speed of action. When you deal with us, you are not dealing with a loan committee which may meet but every few weeks. Rather, action on a loan can be taken at a moment’s notice, when you need it to happen, not at the convenience of a committee.
- What is the cost of doing business with you?
Generally speaking, our rates are higher than those offered at a bank. However, our speed and creativity in structuring complex and multiple property transactions as well as our personalized service simply isn’t found elsewhere. Furthermore, for short term construction loans, the difference in cost can become negligible. We’re here to make things happen when you need them to happen.
- What kinds of loans do the Raymond C. Green Companies make?
We specialize in real estate loans for builders, developers and investors including spec construction loans, rehab loans, bridge financing, condo conversions, condominium developments and cash our refinancing.
- Are you a true “Hard Money Lender”?
We prefer the term “Private Lender” due to the negative connotations that can be associated with “Hard Money”. Raymond C. Green
After attending the University of Florida and serving in the United States Navy, Ray became a certified public accountant and worked with a local firm in Jacksonville, Florida. He then joined the staff of a nationwide real estate finance company located in Boston, MA. After much success, he decided to open his own company and quickly became the Lender of choice for those seeking a strong lending relationship without the red tape of traditional financing. Ray takes great pleasure in meeting with customers, appraising real estate and structuring new loans.
Justin Murphy began his career in banking, but found his calling in 2003 when he was introduced to the business of real estate finance. He prides himself on delivering an unmatched level of customer service and on his ability to quickly structure a loan with the borrower’s interests in mind. Justin graduated with a degree in finance from the University of Massachusetts, Amherst and resides with his wife and two children in Duxbury, MA. He is available 7 days a week to discuss your next project and welcomes your call.
In February of 2002, Spiro Stylianopoulos was an aspiring career musician and—surprise—needed money. So he took a job with a real estate finance company. Many years later, Spiro’s music career is still on hold, but he is most appreciative of everything he has experienced in the world of real estate. He especially enjoys meeting new customers, learning about their projects and helping them reach their real estate goals as efficiently as possible. Spiro graduated with a degree in mathematical business from Wake Forest University and resides with his family in West Roxbury.
